Fondo Abitaequo

The ABITAEQUO Fund (“FAE”), established in 2025, is a territorial platform aimed at increasing, within the Tuscan regional area, the availability of housing solutions designed to reduce social exclusion, in support of and in integration with the sector policies of Local Authorities. This objective is pursued through the investment of public and private institutional capital raised for residential real estate initiatives intended to expand the supply of social rental housing.

The Fund is exclusively dedicated to real estate investments in “affordable social housing” projects, as defined in Annex II, point 12(d), sub-point (ii), footnote 2, of Regulation (EU) 2021/523 (i.e., projects intended “for disadvantaged citizens or the most vulnerable social groups who, due to solvency constraints, live in conditions of severe housing distress or are unable to access housing under market conditions”). Such projects must comply with the applicable Italian legislation (Ministerial Decree of 22 April 2008, Decree-Law No. 112/2008 and Decree-Law No. 47/2014), with particular focus on municipalities classified as having high housing tension pursuant to CIPE Resolution No. 87 of 13 November 2003, where the risk/return profile of investments does not attract sufficient private capital to meet local needs.

Social housing units will be allocated to beneficiaries in accordance with the applicable regulations and through specific “social agreements” entered into with the relevant Municipalities, governing the conditions and constraints for allocation.

Potential beneficiaries, as identified in each social agreement, may include—by way of example and not limitation—low-income households, including single parents or single-income families; low-income young couples; elderly individuals in economically or socially disadvantaged conditions; low-income young workers in their first employment; and low-income professionals providing essential services to the community, with the aim of fostering labor mobility.
